Local agent’s book simplifies selling for homeowners

A new step-by-step guide is giving homeowners the tools, strategies, and insider knowledge to ‘get a leg up’ on the competition, and sell their property with ease and confidence.

The Ultimate Homeowner’s Playbook is the first of Broadland Estate’s Luke Jones’ books sharing his wealth of expertise gained from being around the industry from a young age, and working in the family business.

“It had always been on the cards, then one day I thought ‘enough is enough’; I’m going to pull the trigger and do it,” he said.

“A lot of the time people won’t ask questions because they think they’re stupid, silly or obvious, so through writing a lot of blogs and general articles, I compiled enough to stick into a book… all I had to do was put it in a format that would be readable from cover to cover.

“Getting all the information out of my brain and onto the paper was easy; having it present like something someone else can read was really difficult.”

The guide breaks down each stage of the selling journey for homeowners, including proven strategies for effective property presentation and staging, insider pricing tips, how to negotiate and attract potential buyers, and real-life case studies and success stories.

But unlike others of its kind, the book provides localised information and all in one place.

“I wanted something specifically for the people I saw every day, and to help them without having to have the awkward conversation, which is ‘I’m not ready to sell right now, I just need some guidance’ – this book provides that without being too invasive,” Mr Jones said.

“This is a general book, but it specifically tackles the questions we’ve come across in the local area, so the information in the book in regards to the more legal things, that’s all geared around South Australian laws and legislation, and the way the South Australian property market works, whereas most other books are ‘here’s how you do it for your house if you live anywhere around the world’, which is a bit too broad.

“And rather than getting general things from 600 different websites that are telling you slightly different things, it’s a more concise and complete step-by-step guide.”

“It’s an easy way to get a leg up on the competition and that’s the house next door,” Mr Jones said.

“With current market conditions, the downward pressure, and the prices being applied by the interest rates, now is a fantastic time to sell to maximise the money you can get for your home.”
